well I know some of y'all might have noticed that I have been on here a little less in the last month so I figured I would give you a little taste of what I have been doing lately.

last december I graduated and since then I have been putting together all the paper work to get my L.L.C. established and get my tax stuff in order to become a contractor...this last month I have designed my own house and me and my wife plan to break ground in about 4 weeks!

here are some pics of the design work so far, there is some stuff missing but it was just a modeling tool so we could pick our finishes and make sure the exterior gave the look we wanted.

so was this a good enough excuse to not work on the truck Matt?

around 3600sqft.

the basement will be finished later so that is all living space upstairs. 4 bedrooms, 3 baths, the living room is open threw the second floor and the foyer is also. the good thing is it is all my design...

we have a 4.35 ac. plot out in the country about 20 min. from town so it will be nice and private. you can't even see the road from the location of the house.

looks really good. what kind of time frame are you looking at for building this, are you doing it all yourself or subing it out?

we are planning to put the foundation in here in about 4 weeks. then waiting till feb. to finish the framming, windows, doors, and roof. we plan to get it out of the weather so we can slow down and make some decissions about the interior. this way I can wait untill I get slow to do everything. we plan to do 100% of the work past the foundation. well except the insulation...that stuff makes you itch...

many people find it hard to agree on things when doing a large project and it gets worse when I have a design degree and she is hard headed...

Good luck, I have been involved in every aspect of building houses and still can't do it for myself. It will be taxing on the marriage so be ready. Have you done much with financing, most banks don't want a long term construction loan.
Makes me curious of what construction costs per foot are in KY let alone property value. Any decent building lots (~1/4 acre) in a subdivisions here are $250,000+ here, so that makes what you are building worth a mint in this area.
The house looks impressive and fairly simple to frame so that should help keep thing moving.

finished construction cost in this area on average is around $100-$110/sqft. but that is after all the contracting fees and profit. so I am going to be way under that. land at the area we are in is about $2,500 an acre. my wifes family bought the whole farm then divided it out to everyone. that means there is only going to be 4 houses on 160 acres. already got the finacing taken care of...

we have actualy owned the land for a few years now, back when it was bought it went for around $1,200 an acre. those high prices are bad all around unless you are rich...if prices continue to go to that level it is going to lock out young people from being able to afford housing all together. some places are already starting to feel that.

here is one of the land where the house is going to be. it is going to be behind the large tree on the left and the wooded area behind it. the rear of the house will face to the right, out into the field.

$2500 an acre geez thats cheap an acre around here with no House goes for $250,000-$400,000 im talking subdivided and your talking acreage its a little different but still

.25 acre lot goes for $250K - $300k in my town, and the next town up 2 miles its almost 100k more. It only goes up from there. Good deal for you.

well, you have to look at it like this too...your cost of living is higher so pay is a lot higher. around here if you make 40k you are living realy well. around here lots go for around 50k in a subdivision. I never realy understood that though. why would you want to be 50ft from the house next door? I like to have a little privacy. like if I decide I want to piss off my porch or something...
